Financial Analyst

Full time in office position

Solmar Developments is a Toronto based real estate developer owning, operating and developing residential and commercial assets.

Solmar is seeking a Financial Analyst to support the management and success of real estate projects throughout their lifecycles by providing financial analysis and administrative support.

The Financial Analyst will collaborate with project managers in developing detailed financial information from engineers, architects, lenders, brokers and other consultants to create financial models and business plans.

The Financial Analyst will be responsible for supporting several active development projects located in the GTA. These projects are at various stages of the development cycle which include residential, commercial, and hospitality assets.

The Financial Analyst will have an active role in all aspects of the real estate development project including acquisition, due diligence, business plan creation and financial modeling.

The Financial Analyst must be a team player with enthusiasm and interest in the real estate sector.

We are looking for someone with five plus years of relevant experience in real estate development financial analysis.

This person should have a bachelor's degree in finance or accounting.

A CPA designation would be an asset.

The Financial Analyst will be expected to have strong financial modeling skills with extensive proficiency in Excel and MS Office. 

Day to day responsibilities include:

 Create and maintain development cash flow models that track historical costs, projected costs, cost to complete, revenue items and sources and uses of capital.

The Financial Analyst will monitor project costs relative to budgets and update proformas as needed based on changes in assumptions.

Monitor project budget variances and prepare detailed reports of the variances to management monthly. 

Maintain knowledge of local real estate market activity.

Liaise with all internal and external stakeholders to support loan draws, financing initiatives and reporting requirements.

Provide reports on key metrics to managers, executive team, and external stakeholders and update the reports as required.

Advanced understanding of real estate finance concepts including budgeting, proformas, cap rates, ROI and IRR analysis.

Support project managers as needed on project execution deliverables.

Contribute to all aspects of a project including accounting, finance, and project profitability.

Accept ownership for accomplishing new and different requests from the management team.

Take responsibility and initiative to add value to the development process.
